Newly elected BOT Chair, Mr. Ramesh Pokhrel and Finance VP, sent a joint letter to the bank for additional loan amount of $250,000. The money was needed to complete the phase1 project.

Sep 25, 2022

The BOT meeting held today made the following decisions.

1. A bank loan for up to 1 million to be secured to complete the Euless Phase1 Project as soon as possible.
2. Until the bank releases the fund, BOT Finance/Planning VP will reach out to some trustees/Patrons for a temporary loan is required to keep the work continued.
3. Aproject manager will be hired to manage the project.
4. An election committee to conduct the forthcoming election of EC/BOT will be formed in the chairmanship of Mr Prakash Goutam. The tenure of the committee will end on Jan 31st, 2022. The chair of the committee is authorized to add members as deemed necessary.
5. Decided to expand the Construction Oversight Committee by adding 4 additional members. Below is the final list of the members on the committee.

BOT meeting to decide on a new bank loan to finish the Phase1 project was canceled due to not meeting the quorum. Next meeting is scheduled for next week, Sep 25, 2022.

A new revised grading plan was approved by the City. The new grading plan was to speread the extra dirt in the area where the Phase2 buidlings will be constructed.

NCSC EC signed a legal lease contract with Himalaya Health Clinic (HHC) which also a part of Texas Nepal Medical Association. HCC (TNMA) also handed over a $10,000.00 check to NCSC to help in the build out fo the medical suite.

The contractor selection committee led by VP Manoj Sigdel presented the case with the recommendation before the BOT in the meeting. THe BOT unanimously accepted and awarded the contract to Raul Sandoval.

May 26, 2021

We received the approval from the City of Euless for the civil work (parking, etc) for the entire Phase1. The approval document can be found here.

We are waiting on the permit from the TXDOT now.



May 5th, 2021

A formal contract with the General Contractor for remodeling of 1212 Royal building was signed. BOT Chair Binay Aryal and GC Raul Sandoval signed the contract. Notary Srijana Sharma Pokhrel and BOT Member Niraj Shrestha were also present during the signing. The copy of the signed contract can be found here.



Apr 24, 2021

Euless project got started by installing the Construction Hoarding Board (Coming Soon...) and holding a puja in the cafeteria hall. Around 250 people showed up to witness the kick-off. We collected $68,000 cash/check that day.

 

 

 



Apr 15, 2021

Got building permit issued by the City of Euless. The GC, Raul Sandoval, picked up the permit today. Also, the Fire-Alarm and Sprinkler plan got fully approved. This was a separate application filed by another company. The final document was put together by the architect can be found here



Apr 04, 2021

The second meetings of both, the BOT and the GA, approved the selling of Irving property for 1.5 million. The second meetings were called after we did not have enough quorum in the 1st meetings that were held in Mar 21, 2020. Attched are the decisions made on Apr 4th, 2021.

Feb 12, 2021

The second meeting of the temple building sales committee was held on Feb 12, Friday. The meeting made the following unanimous decision

1. As the temple is public property. The committe has decided to keep the listing public till March 15, 2021

2. If NO higher bid is received by this date by other parties, the committee decided to accept the $1.5 million offer offered by the present tenant Mr. Sujit Pokherel. 

3. The committee agreed that NCSC will pay the seller part of the closing cost. And buyer will pay buyer part of closing cost 

4. The committee decided to request proposed buyer to allow NCSC to stay in the present building at least for 6 months 

A  response to current tennant of Payless was sent by realtor Suraj Poudel the same day in the evening.



Jan 22, 2021

The NCSC temple building sales committee's meeting was held today.

13 members of the committee were present in the meeting. The meeting unanimously made the following decisions to sell the temple.

1. The  sales price of the temple would be 1.75 Million

2. The temple will be sold in "as such condition"- with no consideration to fix any existing issues or problems 

3. The Gajur, front wooden gate, idols of god, goddess, chairs, desk, and/or any things that NCSC needs in the new temple are not included in this sale  (we will make a complete list and pass it to the buyer)

4. The interested buyer  must put $25,000 earnest money to make the offer valid

5. The interested buyer  must show financial proof of at least 20% of the total offer to make the offer valid

6. The closing date would be a maximum of 90 days 

7. Suraj Paudel (NCSC Founding Member) will offer his realtor service free of charge to NCSC (Many thanks)

8. The maximum commission to the buyer party would be 2%. 

9. To make the sales process transparent and fair, we will post the notice of "temple building sale" on NCSC web, Facebook, etc. 

and also on commercial listing sites such as loopnet. Any interested buyer parties (not limited Nepali community) can make an offer to buy the temple building.

The sales committee has started the sales process. It will keep BOT informed as the sales process progresses.

Formation of Construction Oversight Committee for Phase1:

In the BOT meeting held today, the Contractor Selection Committee presented their analysis and recommendation of the selected General Contractor. The meeting had discussions over several attributes of remodeling and the contract terms. A full description of decision made is archived for record which can be obtained from the office of NCSC.

The Contractor Selection Committee had their final meeting today. The body unanimously selected and approved Raul Sandoval Construction as the General Contractor to renovate Euless Building, 1212 Royal Pkwy, Euless, TX 76040. The team will present the case with their recommendation before the BOT meeting slated for Jan 17, 2021.

Engineering team meeting was held to go over the interiors (walls, doors, flooring etc). The meeting also reviewed the general quote that was received from the bidders. A final list of materials, cloros/patterns and quality was prepared to share with the contractors so that we could get a more accurate estimate.

A group of medical professionals led by Dr Sanjeeb Shrestha visited the site. The visit was organized by TNMA (Texas Nepal Medical Association). Among the visitors were TNMA executive team members Pramesh Shrestha and Lila Shrestha. The purpose of the visit was to get familiar with the proposed Medical suite and its components.

Final floor plan for 1212 Royal Pkwy building was shared with the engineering/construction and Planning/Strategy/Design team.

The same document with minor updates were shared with the BOT and the community, on Apr 05, 2020, in order to get their view.

Due to Corona Virus Pandemic, we are not able to conduct any physical meeting. The floor plan may get slightly changed once the Architect starts preparing the construction document.

Mar 24, 2020

The public hearing of the City Council on our case (Case Number 20-01-PD Nepali Cultural Center) for Zone change was held yesterday. The Council approved our application for getting the Zone changed to PD (Planned Development) - equivalent to SUP (Specific Use Permit). This was the last public hearing that City was supposed to hold on our application. It cleared our way to start the construction process now.

Our next step would be to start the remodeling process for the newly purchased 1212 building and also build the additional parking lot (70) to cater to the requirement for bringing the building into the operation soon.



Mar 03, 2020

Planning & Zoning Department held a public hearing on our application to get the zone changed from commercial to PD (Plan Development). The motion was unanimously approved by the committee. The committee sent the recommendation to the Council meeting. Another public hearing with City Councils has been scheduled for Mar 24th, 2020. Once the committee of city councilors approves the agenda, we can start the remodeling and construction work for Phase1.

NCSC closed the loan for the building 1212 Royal Pkwy, Euless. There were 13 loan guarantors. Gouri Joshi is missing in the picture as he went to sign the document a little earlier than the scheduled time of 3:30 PM at Patel Law Group in Las Colinas, Irving, Texas. Dr Mohan Adhikari was not on the guarantors' list. He just came over to help us with other items at the title company. Suraj Poudel was our realtor who helped us throughout the purchasing process. Basu Bhandari dai had brought home-made Barfi. It was a memorable moment.

Held BOT appreciation dinner at Gurkha Restaurant. We received additional pledges equivalent for $400,215.00 from several BOTs (single member) who expressed their desire to move up to Honorable BOT (both spouses) level. WE also received pledges from Foundig Members who wanted to move up to BOT level. We received pledges from 49 people and one group of generous ladies led by our active community member Mrs Mala Mahat Lamicchane. This group donated a total of $10,000.
